Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are typically rented on a first‑come, first‑served basis once a completed rental application and required fees are submitted; to improve your chances we recommend applying as soon as possible so our team can begin screening and protect the listing for qualified applicants. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move‑in costs vary by property; most tenants pay the first month’s rent and a security deposit before move‑in, and some listings may also require last month’s rent—confirm the exact move‑in requirements on the listing or with management. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, which is generally 18 years or older; minors cannot execute binding leases without a qualified cosigner or legal guardian. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition beyond normal wear and tear and all lease obligations are met; deductions can be applied for unpaid rent, damage, or required cleaning and are handled according to the lease and applicable state/local law. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history qualifications; cosigners must meet financial requirements and sign a guarantor agreement to support the lease. -
You have a property I want to rent. How do I apply?
Applications are usually accepted online or in person; you’ll need a completed application, application fee, proof of income, and valid ID—our team processes applications promptly with thorough tenant screening to protect owners and residents. -
How do I pay rent?
Rent is typically paid through a secure tenant portal, by automatic bank transfer, or by check/money order depending on the property’s payment options; we encourage setting up electronic payments for timely, traceable transactions. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet; some units allow pets with a pet deposit, monthly pet rent, or breed/size restrictions and may require vaccination records and approval. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the current lease remain responsible for the lease term; the remaining roommate must qualify independently and be added to the lease or you must secure an approved replacement with management’s consent. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline; follow move‑out instructions, schedule a final inspection if required, and return keys to avoid additional charges. -
Who is responsible for paying for repairs & maintenance requests?
Our property management team coordinates routine maintenance and necessary repairs to protect asset value, while tenants are responsible for damage caused by negligence or misuse; please submit maintenance requests promptly through the tenant portal or the designated contact channel for timely resolution.
